@realtor_jamesspencer: Is buying vacant land in Rosemead, California, actually a good investment? 🏡 With two vacant lots listed for approximately $850,000 and $860,000, I wanted to find out whether building a brand-new home makes more financial sense than buying an existing property. In this video, I break down the REAL cost of buying land and building a house in Rosemead, including construction expenses, zoning restrictions, architectural plans, permits, utility connections, and construction loan interest. Both properties are zoned R-1, with a floor area ratio (FAR) of 0.35 and potentially 0.40 with city approval. That means there are significant restrictions on how much living space you can actually build. Based on estimated Southern California construction costs, building a 2,000-square-foot home could cost anywhere from $800,000 to $1.1 million for construction alone. Once you factor in the land purchase, permits, utilities, financing, and other expenses, your total investment could easily exceed $2 million. But here's the problem: Are homes in Rosemead actually selling for that much? I compare recently sold homes in the neighborhood, including a property that sold for approximately $1.1 million and a larger, newer home that sold for $1.77 million. We also look at luxury new construction, the challenges of developing vacant land, and whether purchasing both parcels could create an opportunity to negotiate. Whether you're considering buying vacant land, building your dream home, investing in real estate, or developing property in the San Gabriel Valley, understanding the numbers BEFORE purchasing is essential. All construction costs and potential resale values discussed are estimates, not guaranteed figures. Actual development costs and building restrictions depend on the property, city approvals, and market conditions. Would you rather spend $2 million building your dream home from scratch or purchase an existing home and renovate it? Let me know in the comments!
