Why Most Plumbing Leaks Happen—And How Proper Technique Saves Thousands 🔧💧 Most plumbing leaks don’t result from bad fittings—they happen because of improper thread seal tape application. Professionals apply PTFE tape starting on the second thread to prevent tape from entering the pipe, wrapping clockwise in the tightening direction with steady tension so it lays flat into threads. Just 2-4 tight wraps pressed into the grooves create a secure seal without bunching or unraveling during tightening, delivering leak-proof connections through proper technique rather than excessive material. For property owners and real estate investors, understanding the difference between amateur and professional plumbing work directly impacts long-term maintenance costs and property value preservation. A single slow leak behind walls can cause tens of thousands in water damage, mold remediation, and structural repairs that far exceed the cost of proper installation. Properties with documented professional plumbing installations sell faster and appraise higher because buyers and inspectors recognize quality work reduces future liability. Whether flipping homes or managing rentals, investing in skilled tradespeople who execute fundamentals correctly isn’t expensive—it’s insurance against catastrophic failures that destroy equity and create nightmares with tenants, insurance companies, and resale prospects. #RHrealtyco #realestatefacts #propertymanagement
