@austin.klar: ✨Mission Bay Buildout Update✨ Mission Bay was largely rail yards before its redevelopment. Parcels like this one were set aside for affordable housing and are now held by OCII, the successor to the old Redevelopment Agency. Early project materials said the development would focus on families, seniors and formerly homeless households, with priority for people displaced by redevelopment. Phase 1 is lined up for up to $95.6M in city gap financing, layered on 4% low-income housing tax credits, tax-exempt bonds and the CalHFA Mixed-Income Program. The ~$125M construction budget covers construction only; it doesn't include any other development costs. The project used AB 1449, the state law that exempts 100% affordable housing from CEQA review. The second tower also needed a rezoning to go above the area's 160-foot height limit.
