But here’s the reality in today’s market— 👉 Buyers still expect it to be addressed. Especially in Casper. Most roofs here last about 8–12 years before they become an issue in a transaction. Not because they’re falling apart… 👉 But because they’re not certifiable. And once that comes up— Here’s what usually happens: ✔️ Buyer asks for replacement ✔️ Buyer asks for a credit ✔️ Or buyer walks away And then… 👉 You now have to disclose it to the next buyer. That’s the part sellers don’t see coming. ⸻ Now let’s talk cost 👇 Most roofs in Casper right now are running: 👉 $10,000–$17,000 (on average homes) Not $30K unless it’s a large property. ⸻ And here’s my biggest advice— 👉 Get a second opinion. Roofers do NOT always agree. You’ll have some say it’s fine… and others say it needs replaced. But if multiple roofers say it’s bad? 👉 It’s going to be a problem in your sale. ⸻ I know this is frustrating. But this is one of those things in real estate— 👉 You don’t get to ignore it.
