it's taking the protective layer off with the stain, that's why. those can eat through the wax we use on school flooring.

You need to reseal the wood. You’ve sanded off the finish and your wood will rot otherwise.

Your just scrubbing off the microbial growth that exists from the worn coating and moisture damage. It will return.

I use a scrub brush or a broom like a mop for my bumpy tile floors that get to looking like that too.

melamine is an abrasive like super super fine sandpaper, that's why it works! careful with it unless you're planning to refinish the whole floors anyway
