Would this fall under hotel stays or something like that? I don’t know much about commercial zoning but I know resi farmland zones (like RE in Aus) only allows 1-2 dwellings per size. Might need to look at commercial zoning for hotels, short stays etc it’s something I want to look at eventually

💯 agree I’ve done the same. So many nice blocks so cheap around the Hunter they don’t let you live on it though you can only use it for holiday tourist. Yet we have people homeless? Also friends own 5 acres. Daughter can’t afford land but council said no to subdividing. 5 mins away there are estates 400 squares

Local councils MOSTLY do not have the qualifications required to do their job, so the only way they can stay employed is for you to PROVE to them the works are valid according to local or state laws and then they can say yes or no. This allows the one qualified planner in the office enough time to get through all the applications. State government is much more helpful because they either wrote some of the laws or know or abide by the same federal laws the local councils need to. I'd start with the biggest tiny home builder you can find, they'll know everything otherwise they'd be having issues constantly from customers.

It's because unfortunately, there aren't clear simple rules to follow. It's very dependant on the property, the type of building, what they'll be made from etc. The rules come from the environmental planning and assessment act, as well as the local government act (in NSW anyway). Call and get an appointment with the town planner. They can search the property and give you information and answer any questions.

Amen, nightmare! And when once you start, random clauses and extra approvals come out of the woodworks 🫣 (family built two tiny homes on the farm and there was a lottt of additional steps than once thought initially)

You’ve probably already come across this but so far the only way is to essentially build a caravan park. Not sure how it’s done but you can sell the internal plots just like an aged care facility… but yeah council is severely lacking all around Aus. Good luck, we need more people like you out there!

You need to talk to planner and certifier in conjunction. Work out what class the development would fall under (certifier) then research any factors would affect the planning approval (ie bush fire zone / koala zone / flood zone / etc) then talk to town planner.
