@m2singhproperty: 🚨 LANDLORDS ARE DONE IN 2026 🚨 These new laws sound great… but here’s what they REALLY mean 👇 ❌ No more Section 21 🔄 No fixed tenancies 📉 Rent caps (basically) 🐶 Pets forced on landlords ⏳ Harder evictions 👉 Result? LESS landlords HIGHER rents TOUGHER tenant checks ⚠️ The people this helps… might suffer the most 🏠 That’s why smart landlords are locking in ✔️ Guaranteed rent ✔️ Long-term contracts ✔️ Zero hassle 👇 LANDLORDS vs TENANTS — WHO’S WINNING? #propertyuk #landlordsuk #rentersrights #ukproperty #realestateuk

Also people forget, not just these new laws, properties are getting aged to a point where more costly repairs need to be done (new bathrooms, windows, kitchens etc) where nothing has been done in over 20yrs and it’s all wear and tear. People just don’t have disposable cash like they use to to fix things and also landlords like myself are thinking why spend all this money and not enjoy the luxury of something new for a tenant to enjoy instead so they decide to sell up or move in or maybe use that money to invest in their own property they live it.

Regulations change but landlords who adapt keep winning. I own 10 rentals across 3 states in the US and the key is building systems that work regardless of what new rules come in. Staying informed and adjusting your strategy beats exiting the market every time.

All that is no problem at all ! If you decide to sell you can ask them move out as far is after the 12 months period renting increases always been once a year IF ! Many times stay for years the same rent ! I think this is all nonsense!

A very good point. Council will have more homelessness and social housing will grow.

So how can you assist in finding social housing tenants and can you provide these as a one off introduction fee?

a lot of landlords are going to start selling off their properties cuz they're not going to want to deal with this which is going to make it 10 times harder for people to find housing because they're not going to afford to get a line to move into a house unfortunately

Doesn’t necessarily mean rent will go up, because of less landlords, companies will just monopolize and consolidate.

I had a fixed contract in my rental until Sept 2027. Guess that’s out the window now. That’s extremely anxiety inducing and people are calling this a good thing 🫠
