Condos should never be more than like 150-200k. Maybe 200-300 for something finished NICE. I hate the idea of 400-500k condos anywhere honestly.

Option 3 the govt takes an equity position (let’s say 25-30%) and sells the other 70-75% to consumers. People now get to build equity over time. When they sell at market in a few years the government gets their piece at the new value and the buyer wins too. Cmhc tried this awhile ago but the math wasn’t mathing.

Do you think the govt get a deal for buying in bulk? I realize these aren’t all from the same developer, but they will be purchasing multiple units from single developers. Also, having the govt involved in housing creates market tension, which will help everyone who rents or wants to buy. One of the reason the cost of housing is so high is bc Chrétien decided to get out of housing many years ago. The govt could build new housing (like they were planning to) or they could buy these units at a discount (the cost of labour and particularly materials is more expensive now than when these units were built). From what we know about this program at this point, this seems like a win for everyone.

The fact that the price dropped a $100k means that this is the new market value NOT that they are buying them at below market value. I don’t have a problem with the gov’t being involved. Better to speed the process by buying existing properties. And all those 250 sq ft studios that Toronto Developers built that they can’t sell need to hire designers in to make them really liveable. This is happening in Australia, the EU and other areas and they come up with ingenious solutions.

If the govt said they are building 2000 units 25% below market value everyone would applaud the affordable housing initiative. Thats essentially what the government is doing and NOT flipping it for a profit which is what private equity would do. No relief for the housing market.

The devil is in the details. The government should only buy units it would otherwise build and at the cost they would have paid. For example, if they planned to build a 600 sq ft unit in Surrey BC for $400,000, then they should buy a $400,000 unit in Surrey B.C. at $400,000 or less. My concern is that they will buy a bachelor at $400,000.
