I agree. Your residential house is although an asset is not called an investment property- because you will need a place to stay and while staying it doesn’t generate rental income. All you are betting is on property appreciation. And in order to get make money, you will need to downsize later

The problem with houses is that the value of your house increases but the value of other houses also increases so if its your primary home and you have to sell eventually you have to buy another house for more, the only way to monetize it is to buy a house in a cheaper location or move to a cheaper country or buy a smaller house. The only way to properly make return is to borrow cheaply buy multiple houses in high growth areas and after a few years the difference between the appreciation percentage and the interest percentage is what you pocket your primary house is not a wealth building tool if you plan to stay in the same city!

Two thoughts on this . Buying a house ties you to a certain location . Renting allows you to move . Buying is where you intend to stay if you intend to stay . Buying land that will ultimately be developed by big companies can be profitable . The issue : what is the end game of purchasing a house and land or just purchasing land .
