@alishacollinsrealestate: There are a few “rules” in real estate that I simply don’t follow. I’m not talking about laws or ethics. I’m talking about industry habits that I don’t think always serve my clients. Rule 1: “Don’t ask too much of the seller.” I disagree. If I think fixing something will help your home sell faster or for more money, I’m going to tell you. Buyers notice loose doorknobs. Missing caulk. Peeling paint. Broken light fixtures. Small problems often make buyers wonder what bigger problems they’re not seeing. Rule 2: “Let’s just list it and see what happens.” Absolutely not. Every listing should have a strategy before it goes live. Pricing. Preparation. Timing. Marketing. Video. Advertising. Because your first week on the market is your biggest opportunity, and I don’t believe in wasting it. Rule 3: “Don’t bother countering a low offer.” Nope. We’re going to counter. Every single time. Because buyers are often testing the waters. Once they’ve written an offer, they’ve already pictured themselves living in your house. They’re emotionally invested. Don’t let the offer die on your lawn. Negotiate. You never know where the deal might end up. Rule 4: “Tell clients what they want to hear.” Definitely not. I’m going to tell you what you need to hear. If I think your house is overpriced, I’ll tell you. If I think buyers are going to have concerns, I’ll tell you. If I think a repair is worth making, I’ll tell you. Not because it’s always easy to hear… But because my job isn’t to make you comfortable. My job is to help you get to the closing table. direct and honest... I have bought without the agent ans this was a valuable lesson... at the same time when I was selling i had a passive agent... I moved feom one area to another.. anyways that also was a lesson! I am in process of buying selling and again moving areas .. this time I found agent that will go to both areas.. I need her to be honest .. and with her experience not a passive let's go with the flow. I am so happy to have mine.. haha i will never deal in real estate with out a professional representative and the one who has a voice and isnt afraid of losing a client by being transparent!

Direct, honest and assertive! We made a big mistake and our house has been on the market for nearly 3 months. Our realtor is a great "buyers" agent and we used her to purchase the home we're trying to sell and the house we're in contract to buy. She's nice, agreeable, accommodating, and does whatever we want! As a selling agent, she has no marketing plan other than listing the house and waiting for agents to request showings. We've done multiple price reductions with no luck. We're one week away from losing the house we're supposed to buy when the contingency expires 🥺

Love this. We ended up getting our home after our agent made us go see a house that had been on the market for 6 months. Problem with the house: the pictures in the LISTING were dark and blurry. We had seen and scrolled past this house for months because their agent threw it on the market to see what would happen. What happened is several price reductions and us getting the house $150k under original asking in the Memphis buyers market in 2019. So critical to be thoughtful about the listing.
