Here’s the hard truth. If buyers are looking and walking away, the house isn’t compelling enough at that price. And yes, that can be because of location. Maybe it’s a little farther out than people want. Maybe it’s on a busier road. Maybe it backs up to something buyers don’t love. But whatever that reason is, the market has already factored it in. Price is what gets buyers to overlook the compromises. I’ve said this before, and sellers don’t always like hearing it, but if you’re getting a lot of activity and no offers, it usually comes back to price. Now, that doesn’t mean slash the price by $50,000. Sometimes a $5,000 or $10,000 adjustment is enough to create urgency again. And yes, I know that’s real money. But I’ve seen it happen over and over. A small adjustment creates activity. Activity creates offers. And offers create leverage. Twenty-six days on the market isn’t a long time in many areas. But in Casper, if I had consistent showings, good feedback, and no offers after 26 days, we’d probably be having a conversation about price. Not because the house isn’t nice. Not because the seller did anything wrong. But because buyers vote with their wallets. And if they’re not writing offers, they’re telling you something.
