@themultifamilyguy: How to calculate a $4.5M offer on an off-market apartment building in under 60 seconds. 🏢⏱️👇 Finding off-market deals isn't complicated when you can run quick "back-of-the-napkin" underwriting on the spot. Here is the exact math formula to find a property's value before calling the owner: Step 1: Calculate Gross Potential Income 24 units × $2,000/mo rent = $48,000/month Step 2: Factor in Vacancy (5%) $48,000 × 0.95 = $45,600/month in effective gross income Step 3: Estimate Operating Expenses (50% Ratio) $45,600 ÷ 2 = $22,800/month left over Step 4: Solve for Annual NOI (Net Operating Income) $22,800 × 12 months = $273,600/year NOI Step 5: Apply Market Cap Rate (6%) to Find Purchase Price $273,600 NOI ÷ 0.06 Cap Rate = $4,560,000 Estimated Value The Final Step: Look up the owner's record on the local county tax assessor website, pull their phone number via a quick skip-trace, and call them directly with your $4.5M offer. Save this math formula for your next off-market property drive! 🚘 Have you ever cold-called a property owner directly? number are off, why would you only take into account for 5% unoccupied when banks have been doing this for a very long time rhoer experts at this game already. and they use 10% unoccupied rate.

What if it needs 2 million in roof replacement and plumbing repiping? Don’t just go off net income you might be overpaying, use comparable sales - repairs = purchase price

again.. once sold..that assessment changes... property taxes goes up and u r left with less money every month, plus the potential for more vacancies and cost to evict means the 45k can't be relief upon
your 22..5k won't pay the note either.. dream on
