I budgeted 20k to do upgrades.. it all went to the basement. Totally worth it. Nothing worse than a wet basement. Also created 920 more square feet of nice area to do basement stuff! You did the smart thing. Work your way up. It’s all good.

I had a huge maple tree in my yard. Its roots caused $8,000 in septic field replacement and cost $2000 in tree removal. That was painful and sad.

Meanwhile I got everything I saved on Pinterest then realized I had a collapsed rim joist from termite damage.

In just this past year I had to get new HVAC, foundation repair and then new tankless water heater. I haven’t even been able to fix my landscaping or the fence that had to be taken down when doing the foundation 😭

We got everything into the bedroom just to find out we needed to take it all out again because the ceiling isn’t attached properly and is at risk of falling on us.

Happens. Our house we just bought had the basement flood the month after we closed due to water runoff and poor drainage. You’ll get there. It will all be amazing one day! Just may take a few more days longer.

Just a heads up, if you have crazy high humidity, the waterproofing will cause it to linger with no way out, possibly growing mold. If there’s a real bad leak, it could be a foundation issue

“Old homes were built better”. Sure the framing lumber was great!, but they did subpar insulation at best and when they did, it was asbestos😂 these Midwest fixer uppers come with way more hollow plaster walls than I expected to see haha.
