I think most people are going to have a hard time believing this one until they actually see construction happening. The old Fiesta Mall has been sitting there for years, and this definitely isn't the first time we've heard big plans for that property. But I'm still pretty interested in what's happening with PALO District. They had another board meeting on October 5th, so there's still activity behind the scenes. We just haven't seen the two things that would really move this project forward. An actual construction start date and a commitment from a professional soccer team. And I'm not surprised it's taking longer than expected. This is a $2.5 billion project with a LOT of moving pieces. The part I think people are overlooking is what's happening beyond the stadium. Mesa is trying to bring more housing, hotels, restaurants, healthcare and businesses into the surrounding Fiesta District too. If you've spent much time around the old Fiesta Mall, you know that whole area could use some attention. And I don't think a few new restaurants or another shopping center would be enough to really change it. It needs a reason for people to start spending time and money there again. I also wouldn't be surprised if the plans change quite a bit before everything is built. Projects this size rarely end up looking exactly like the original renderings. I'm still keeping my expectations pretty realistic, but I do think this is one of the more interesting redevelopment projects in the East Valley. The stadium will probably get most of the headlines, especially if they land MLS, but I'm paying just as much attention to what happens on the surrounding properties. That's where we could really start to see this part of Mesa change.
