I own and live in Southfield. Houses are way more expensive than $230k. Especially north of 696. My neighborhood avg is maybe $350-$400 unless you bought 10 yrs ago. I’m close to Tel-12. No one can get a 3.5% rate anymore. Taxes are high AF and we don’t even have street lights. These are the sad facts for most of the entire country

Insurance is astronomical in Southfield and if you do Oak Park it is as well. I have friends that live there and their taxes on a home they bought for 250 or a little higher taxes are no less then 8k a year

You’re forgetting about the pop-up tax as soon as they sell it opens up right to the assessed taxable value so their payment will be more than $1700 a month by at least 100 to 150 more around 1850 every realtor seems to forget about the pop-up tax

You your comparison wasn’t fair. You picked an arbitrary$450. A 3 bedroom cost $2100 to rent. A 3 bedroom to buy is $1750. They would have any more money to invest
