Not every Suffolk County town is a great place to buy your first home, and some of the most overlooked towns might offer the best opportunities. Here's how I'd rank these Suffolk towns for first-time homebuyers. S Tier: Rocky Point and Port Jefferson. Rocky Point is one of my favorite up-and-coming markets because I think prices still have room to catch up to nearby Miller Place and Mount Sinai. Port Jefferson offers great value with plenty of restaurants, activities and things to do. A Tier: Sayville and Center Moriches. Sayville has a great downtown, access to the Fire Island ferry and a strong overall lifestyle. Center Moriches is a personal favorite that deserves more attention from buyers. B Tier: Islip, Bayport and Wading River. All solid options depending on what you're looking for. Bayport has beautiful waterfront areas, while Wading River offers a quieter, more relaxed lifestyle. F Tier: Riverhead and Mastic. These aren't my personal picks for first-time buyers right now, although I do think Mastic has the potential to move up over time. The biggest mistake first-time buyers make is focusing only on towns they've heard everyone talk about. Sometimes the better opportunity is in a neighborhood that hasn't gotten all the attention yet. Finding the right first home isn't just about the purchase price. It's about choosing a community that fits your lifestyle, budget and long-term goals.
